Historic Villa Maria Castle in Frontenac, Minnesota Hits the Market
Every so often a property comes along that stops you in your tracks, and Villa Maria in Frontenac is exactly that. This 24 acre historic estate along Lake Pepin, about 12 miles downriver from Red Wing, quietly hit the market this summer. For anyone who loves Minnesota history and architecture, this one is worth knowing about.
A Castle With Deep Minnesota Roots
The main building was designed by Cass Gilbert, the same architect responsible for the Minnesota State Capitol. That pedigree alone makes the estate one of a kind. The broker described it as looking like an English castle set in the countryside, and it is genuinely irreplaceable.
The property began in the 1890s as a school for the Ursuline Sisters. It was redeveloped into a retreat and conference center in 1969 before closing in 2016. Today it lives on as a wedding and event venue that can host up to 290 guests, complete with a commercial kitchen, large windows, and high ceilings.
Millions Invested and Big Plans on the Table
Since acquiring the property in 2018, the current owner has invested more than $2 million into upgrades. The upper floors have been framed for roughly 30 to 40 hotel rooms, apartments, or condos, and the lower level is being prepared for restaurant and bar space.
Possible future uses include a boutique hotel or resort, a residential conversion, a wellness retreat, or an institutional use like a nonprofit or religious retreat center. It also happens to be one of only five properties in Goodhue County zoned for commercial recreational use, which allows for short-term rentals and is highly valuable for hospitality.
Why This Matters for the Lake Pepin Area
A 2021 appraisal estimated the estate could be worth over $13.5 million if redeveloped as a hotel or condo project. Whoever buys it will help shape the future of this stretch of the Mississippi River Valley. Wrapped in 3,000 acres of Frontenac State Park, the setting is hard to beat, and a thoughtful reuse could bring jobs, tourism, and new life to the region.
For those of us who follow Minnesota real estate, listings like this are a reminder that our state holds hidden gems well beyond the metro.
