University of Minnesota Proposes $150M Moos Tower Renovation

University of Minnesota Proposes $150M Moos Tower Renovation

U of M Plans $105 Million Renovation of Moos Tower, and the East Bank Real Estate Market Is Paying Attention

The University of Minnesota has issued a formal request for proposals for architectural and engineering services to renovate Malcolm Moos Health Sciences Tower, the home of the U of M School of Dentistry on the East Bank campus in Minneapolis.

The estimated construction cost is $105 million, making this one of the most significant capital investments on the East Bank in recent memory.

What Is Being Planned for Moos Tower?

Moos Tower is a 17-story Brutalist structure at 515 Delaware Street Southeast, built in the early 1970s.

According to the university, the building has not undergone a major physical renovation since the mid-1970s.

The planned renovation would:

  • Modernize the facility with new technology, including 3D printing labs
  • Expand teaching and clinical space
  • Increase the school’s student training capacity by 50 students

The U of M is requesting $100 million in state funding for the project, while the school is contributing an additional $50 million.

  • Proposals from design teams are due April 27
  • The university expects to select a team by late May

Why This Project Matters Beyond the Campus

The renovation addresses a real and growing problem in Minnesota.

The state’s only dental school currently:

  • Graduates approximately 120 new dentists per year
  • While around 160 Minnesota dentists retire annually

That gap is felt most sharply in rural parts of the state, where access to dental care is already limited.

Expanding training capacity is not just a university priority — it’s a public health issue with statewide implications.

What This Means for East Bank Minneapolis Real Estate

For anyone watching the Minneapolis real estate market, a $105 million institutional commitment to the East Bank is a meaningful signal.

University District neighborhoods have consistently demonstrated:

  • Strong rental demand
  • Property value stability

Driven by the University of Minnesota’s ongoing presence and investment.

Projects of this scale reinforce the long-term desirability of the surrounding area for both homeowners and investors.

When a major institution commits this level of capital to a single building, the ripple effects extend into the surrounding blocks:

  • More students
  • More clinical staff
  • Increased foot traffic
  • A modernized facility

All contribute to neighborhood vitality in measurable ways.

What Comes Next

  • A mandatory informational meeting for interested design firms is scheduled at Moos Tower on April 14
  • Proposals are due April 27
  • The university anticipates selecting a design team by late May
