Picklehall Apple Valley: 18 Courts, Four Local Food Vendors, and a September 2026 Opening
Apple Valley is adding a destination that the south metro has been missing, and it arrives this fall with 18 pickleball courts, a full food hall, and a lineup of local vendors that have already earned loyal followings around the Twin Cities.
The project is called Picklehall. Construction is underway at the corner of Garrett Avenue and 153rd Street West in Apple Valley, with a tentative opening scheduled for the end of September 2026.
What Picklehall Actually Includes
At 67,000 square feet, Picklehall is built to be more than a place to play. The facility features 18 pickleball courts, 80 self-pour taps, a members lounge, dedicated event spaces, and an outdoor courtyard. The food hall component spans two stories and approximately 18,000 square feet, designed by Hopkins-based 10K Architecture.
Developer Randy Motilall and his girlfriend first got into pickleball while playing at facilities around the Twin Cities metro in 2023. Rather than continue searching for a great venue, they decided to build one from scratch, giving them full control over the layout, amenities, and community programming they wanted to create.
The Four Food Vendors
The food hall has locked in four operators ahead of opening, with three being established local concepts and one built in-house by Motilall himself.
North Star Deli comes from south Minneapolis, where chef Pedro Wolcott built a hockey-themed sandwich shop with a tight, focused menu including a smoked salmon BLT and a house take on the French dip.
El Sazon, founded by chef Cristian de Leon and his wife Karen, got its start in an Eagan gas station in 2022 and has since expanded to multiple locations across the metro, including a spot in Stillwater. Their Picklehall stall will serve tacos, burritos, and Latin-inspired ramen.
Habibi's Halal opened its Spring Lake Park location just six months ago and is already growing, bringing gyros, bowls, sambusas, and cakes to the food hall.
Traveler's Tea Co., Motilall's own loose-leaf tea concept founded in 2022, will anchor the fourth stall and provide coffee and pastries beginning at 5 AM each day.
Why the South Metro Should Pay Attention
Projects like Picklehall tend to attract attention beyond their immediate neighborhood. A facility of this size, with this mix of dining, recreation, and event space, draws residents from across the metro and can strengthen the appeal of surrounding communities for buyers evaluating where to plant roots.
Apple Valley already offers strong schools, convenient access to major corridors, and established neighborhoods. A community anchor like Picklehall adds another layer to the lifestyle story that draws buyers to the south metro in the first place.
