Lakeville Reviews 98-Unit Garage Condo Development
Minnesota’s garage condo market is heating up, and Lakeville may soon join the trend.
What’s Being Proposed in Lakeville
Lakeville Flexspace LLC has proposed a 98-unit garage condo development east of Cedar Avenue and south of future 222nd Street. The project covers 118,125 square feet across four buildings and recently received a favorable review from the city’s planning commission. The City Council is expected to review it in October.
Units would be sold for about $185,000 each and measure roughly 1,200 square feet. Buyers could range from retirees with “too many toys” to small business owners looking for affordable storage and workspace outside of their homes.
Who’s Buying Garage Condos?
Garage condos aren’t for living, but they are highly customizable. Owners can add bathrooms, office space, and storage for cars, RVs, ATVs, boats, or business equipment. Across Minnesota, these projects have attracted both car enthusiasts and entrepreneurs who need flexible industrial space without committing to larger commercial leases.
Minnesota’s Growing Garage Condo Market
Lakeville isn’t alone. Orono is planning an 85-unit project starting in the mid-$200Ks. Independence has a 120-unit project with luxury amenities starting at $300K. Sales are brisk: more than 230 garage condos were sold in the Twin Cities in 2024, with another 127 units already sold in 2025.
Prices vary widely across the metro, from $109,900 in Cottage Grove to more than $680,000 in Chanhassen. Analysts say most buyers want something within 30–40 minutes of home, making Lakeville an attractive option for south metro residents.
Final Thoughts
This proposal shows how Minnesota’s real estate market is diversifying. It’s not just about homes anymore — people want flexible, secure, and customizable space for their lifestyle or business.
