Kwik Trip Abandons Edina Store Plans After City Pushback
Kwik Trip, the convenience store chain beloved across Minnesota, has walked away from its proposed Edina location after running into resistance from city officials. The decision highlights the growing tension between commercial expansion and neighborhood planning in Twin Cities suburbs.
What Kwik Trip Proposed for Edina
Late last year, La Crosse, Wisconsin-based Kwik Trip submitted a sketch plan for a new store at 5780 Lincoln Drive, near the intersection of Lincoln Drive and Londonderry Road. The proposal called for a 9,000+ square foot building with 10 fueling stations, 32 parking spaces, and 24-hour operations.
However, Edina's Planning Commission expressed concerns about the project's scale during a November meeting. The site is part of the Lincoln and Londonderry Small Area Plan, a city framework that calls for keeping retail and residential development in the area at a small to moderate scale. Kwik Trip's plan would have required rezoning and multiple variances to proceed.
Why It Fell Through
By late May, Kwik Trip informed Edina City Manager Scott Neal that it would not pursue the redevelopment. The city says it does not know the exact reason behind Kwik Trip's decision, but the feedback from the Planning Commission and City Council was clearly unfavorable. When a project needs both a full rezone and several variances just to get started, the path forward becomes steep.
What Happens to the Property Now
The 2.59 acre site is now on the market with a listing price of $3.25 million. The existing Londonderry Office Building, constructed in 1981, spans 21,129 square feet and is currently 97% leased. Chris Rohrer and Jake Sampson of Minneapolis-based Rokos Advisors are handling the listing.

This situation is a textbook example of how local planning decisions shape what gets built, and what doesn't, in Twin Cities neighborhoods. For homeowners in Edina and nearby communities, the outcome of zoning and development debates like this one directly influences property values, traffic patterns, and neighborhood character.
Kwik Trip isn't slowing down in Minnesota overall. The chain operates upwards of 225 locations statewide and plans to open at least 11 more in 2026, with new stores coming to Bloomington and Minnetonka.
