A Vacant Chain Restaurant Gets a New Life
That empty TGI Fridays on White Bear Avenue in Maplewood is officially off the market.
The nearly 6,000 square foot building just sold for $2.2 million, and the buyer already has a plan.
Amor Zhao, one of the co-owners of Asia Mall, is turning the space into the second Minnesota location of 85°C Bakery Cafe, a globally known Taiwanese bakery brand.
This will not be a minor refresh.
It is a full reposition into a destination food concept.
What Is Coming to the Site
The former TGI Fridays building totals close to 6,000 square feet.
Plans call for:
-
About 4,000 square feet dedicated to 85°C Bakery Cafe
-
Roughly 2,000 square feet leased to an additional restaurant tenant
That means Maplewood is not just getting one new food concept, but two.
Why 85°C Bakery Cafe Is a Big Deal
If you have never been to an 85°C location, here is what sets it apart.
-
Taiwanese-style pastries and breads
-
Cakes and desserts made fresh daily
-
Coffee, milk teas, and specialty drinks
-
Affordable pricing compared to boutique bakeries
In many major cities, 85°C locations routinely see long lines.
It is positioned as everyday bakery food that feels elevated without being expensive.
That combination is why the brand has built a loyal following worldwide.
A Pattern Is Emerging
This is not Zhao’s first former TGI Fridays purchase in Minnesota.
Last year, he bought the Bloomington TGI Fridays, which is now opening soon as Shiki Buffet.
He also holds the franchising rights to expand 85°C Bakery Cafe across Minnesota.
That tells you this Maplewood deal is part of a broader strategy, not a one-off investment.
What This Says About Maplewood
Old chain restaurant boxes are not being left behind.
They are being bought, upgraded, and turned into destination food concepts.
That usually signals:
-
Confidence in the trade area
-
Expectation of strong traffic
-
Belief that customers will travel for unique food options
Maplewood continues to quietly add more international and specialty dining, especially around the Asia Mall corridor.
The city is becoming more of a food destination than many people realize.
Why This Matters Beyond Food
When high-traffic restaurant brands move into aging retail sites:
-
Nearby businesses benefit from increased visits
-
Vacancies drop
-
Property values tend to stabilize or improve
It is one of the healthier forms of commercial redevelopment.
