A Dairy Farm Turned Golf Course Just Hit the Market

A Dairy Farm Turned Golf Course Just Hit the Market

Blackberry Ridge Golf Club in Sartell, MN Lists for $2.19 Million After 25 Years of Family Ownership

One of central Minnesota's most recognized golf properties just entered the market. Blackberry Ridge Golf Club in Sartell is listed at $2.19 million, offering a fully operational golf and events destination with a 25-year community presence and several distinct revenue streams active under a single ownership structure.

The course sits 72 miles northwest of the Twin Cities and 6 miles north of St. Cloud, drawing players and event guests from across central Minnesota and the surrounding region.

A Family Legacy That Began on a Dairy Farm

Blackberry Ridge traces its origins to a 560-acre dairy farm owned by brothers Donnie and Veryl Fenlason. As they approached retirement, the brothers converted part of the land into a golf course, working with designer Joel Goldstrand to lay out the layout. The course and clubhouse opened in 2001.

After both brothers passed away in 2009 and 2010, their wives Linda and Kittie Fenlason stepped in to keep the operation running. Kittie later acquired Linda's ownership stake in 2017 and has operated the course alongside her son Wes and daughter Jeannie. Wes, who has served as head superintendent for 20 years, says he hopes to stay on under new ownership. "My family built the golf course," Wes said. "My mother is not as young as she used to be, and it's time for somebody else to take this dream and keep going."

What the $2.19 Million Listing Includes

The 184-acre property features an 18-hole, par-72 championship course stretching 6,992 yards with five sets of tees designed to accommodate players of varying skill levels. Year-round amenities include golf leagues, instruction, and a golf simulator.

The 14,715-square-foot clubhouse anchors the property, housing Grill19, a full-service restaurant, along with event space capable of hosting up to 300 guests for weddings and private gatherings. The combination of active recreation, dining, and event hosting creates multiple revenue streams operating under one roof. The listing is handled by Frank Jermusek, Emilia Molle, and Chris Kubesh of SVN Northco Real Estate Services in St. Louis Park.

Why the Minnesota Golf Market Is Drawing Investor Attention

Emilia Molle of SVN Northco notes that the golf industry has maintained strong performance well beyond the initial pandemic participation surge, with consistent summer numbers continuing to hold. That sustained activity has kept commercial golf properties attractive to both traditional operators and investors exploring golf as a long-term business opportunity.

The Wilds Golf Club in Prior Lake sold for $7.7 million last year, reflecting the appetite in the market for well-positioned Minnesota golf properties. Blackberry Ridge, with its combination of an established course, a food and beverage operation, and an event venue, presents multiple ways for a new owner to build on 25 years of existing community recognition.
