$65M Apartment Project Moving Forward Near Eden Prairie Light Rail
Eden Prairie is set to add 195 new apartments as Roers Cos. moves ahead with The Garraway, a $65 million development near the future City West light rail station.
The Plymouth-based developer recently acquired the property at 6436 City West Parkway for $5.25 million and plans to begin construction this spring.
What Is The Garraway?
The Garraway will be a 308,000-square-foot apartment building located within walking distance of the Metro Green Line Extension. The timing is strategic. The building is expected to open in 2027, around the same time light rail service begins operating in Eden Prairie.
Minneapolis-based JLG Architects is leading the design. Plans include an all-electric building with solar roof integration, rooftop terrace, pool, golf simulator, fitness center, and dedicated work-from-home spaces.
Affordable and Market-Rate Housing Mix
The development will include 195 total units.
• 39 units affordable at up to 50% of area median income
• 10 units affordable at up to 80% of area median income
• 146 market-rate units
The Eden Prairie City Council approved $4.9 million in tax increment financing to support the project.
Why This Matters for Eden Prairie
Transit-oriented development continues to shape the southwest Twin Cities. Adding higher-density housing near light rail can:
• Support local businesses
• Reduce reliance on cars
• Increase housing options near major employers
• Strengthen long-term property values near transit hubs
For homeowners in Eden Prairie and nearby Minnetonka, this project signals continued investment around the Green Line Extension corridor.
As more projects cluster around transit stops, demand patterns in surrounding neighborhoods may shift. Buyers often look for walkability and access to transportation when choosing where to live.
